The development would provide on-site recreation areas <br />for tenants including play areas and seating areas. The recreation areas will have <br />access to the proposed sidewalk along County Road F. <br />2. Benches and decorative plantings shall be provided near the primary entrance of all <br />buildings on a site. <br />This requirement has been met. <br />3. Restaurants shall include a functional outdoor seating area with tables, chairs, plantings, <br />and access to the restaurant. <br />Not Applicable. <br />H. Screening. <br />1. Trash and recycling equipment, materials, and containers shall be fully enclosed and <br />integrated into the architecture of the buildings. <br />This requirement has been met. <br />2. All mechanical equipment, whether roof -mounted or ground -mounted should be <br />integrated into the architecture of the building. It shall be completely screened from the <br />ground -level view of adjacent properties and public streets. Wood screening shall not be <br />permitted. <br />This requirement has been met. <br />3. Truck docks and delivery areas shall face away from the public street and shall be <br />integrated into the architecture of the building. <br />This requirement has been met. There would be minimal needfor truck docks. Garbage <br />and recycling removal would be required. <br />I. Landscaping. A generous amount of plant material and landscaping shall be used on all new <br />development and redevelopment sites. Office parking areas shall include a generous amount <br />of perimeter and internal landscaping. Parking structures shall be visually softened with <br />plantings. A minimum of one tree shall be placed along the right-of-way every forty (40) <br />feet. The tree shall not interfere with the roadway and shall be on private property. <br />This requirement has been met. A large amount of landscaping and rain gardens are <br />proposed around the parking, drive, and building areas. The lot is heavily wooded and the <br />project would require significant tree loss.
