This survey was prepared using the rifle Commitment provided by Tri -County Abstract and rifle Gouronty, Inc., Commitment No. 102053, having on effective date of September 4, 2009 at 8.00 AM, <br />2.) Zoning information and setback requirements ore per the City of Arden Hills Planning Division. The subject property is zoned */-I". Limited Industrial District. Fieldwork to complete this survey was performed on October 9, 2009. <br />5.) Land Area = 120,304 Sq. ft. or 2.76 acres. <br />6.) The underground utilities shown hove been located from field survey information and existing drawings. The surveyor makes no guarantees that the underground utilities shown comprise all such utilities in <br />the area, either in service or abandoned. The surveyor further does not warrant that the underground utilities shown ore in the exact location indicated, although he does certify that they are located as <br />accurately as possible from information ovoilable. The Surveyor is not quolified to make a determination as to the subject property being used as a waste dump, sump or sanitary landfill, although there is no obvious evidence of this being the case. <br />8.)
