Back (Lake Side) Setback <br />The proposed home structure is in compliance within the 50' setback from the OHW line. We <br />have created an average setback by drawing a line from the adjacent LOT 13 to the east and <br />LOT 16 to the west, (skipping the adjacent Lot 15 to the west). <br />The sloping topography on the north side constrains the positioning of a deck to the east side <br />of the lot where the average setback line is more limiting. This design and location allows us <br />to limit the height of the home and attain reasonable square footage on a narrow lot. <br />We believe this is not an unreasonable request: <br />The proposed property complies well within the 50' setback from the OHW line. <br />• The proposed property complies with all total volume, floor area and impervious <br />surface ratios. <br />The proposed property does not materially impact the potential future calculation of <br />the average setback requirement for either adjacent property, based on the current <br />standards. <br />In summary, in designing our proposed home, we've considered and tried to preserve the <br />landscape and general aesthetics of the neighborhood while being particularly sensitive to the <br />interests of the surrounding properties. Aside from the provisions outlined above, our home <br />will comply with all other building and zoning requirements.
