Unless waived by the City Plar�ner �r Plar�ning Commission, ��er�i��ed <br />survey of the property is required for a11 applica#ions. The Planning Commission and/or City Counc�l rnay still <br />�equire a certified survey. A checklist for other req�ired in#ormation is also available. <br />Complete/Incomplete Applications <br />An incorr�plete appl�cation wi1! deiay the processing o# land use requests. The applica#ion approval time <br />cornrnences and an appiication is considered officially filed when �he �ity Planner l�as received and exar�ined <br />#he applica#ion and determined thai the applica#ion is complete. A decisior� on whether the application �s <br />cot�nplete or incomplete shal! be made wi#hin fifteen (15� working days #ollowing the submittal of #he applicati�na <br />VVhen the appiication is deemed to be "complete" it shall be placed on #he age�da of the first possi#�le P�anning <br />Commission meeting provided that a!! required public notices have been sen# and published. <br />PaYment o# Fees <br />The undersigned acknowledges that she/he understands that before a�and use appiication can be deemed <br />complete, a�l required information and #ees (including all deposits) mus� be paid to #he City. 1# additional fees <br />are required to cover costs inc��red �y #he City, the City Planner has �he �ight #o require additional paym�nt frorr� <br />one or more of the undersi�ned, who sha�l be joint�y iiable fior such #ees. Such expenses may incl�ade {but ar� <br />not �imited to) direct city payrol! and overhead costs, #ees paid to consu!#ants and o#�er pro#essionals, and #he <br />��st of pr�nting, mailing, and supplies. The Ci�y may withhold final action on a land use application, withhold <br />b�ilding permits, and/or rescind prio�- action until all miscellaneous fees have b�en paid. Applicants are advised <br />that an escrow deposit �s required at the #ime of the submit#a1 0� �he land use appiication #o offset �o�ts <br />associated with the proposed projec#.
