us • <br />December 8, 2009 <br />Ms. Meagan Beekman <br />City of Arden Hills <br />1245 West Highway 96 <br />Arden Hills, MN 55112 <br />RE: Conditional Use Permit — Cell Tower <br />1296 County Road 1= <br />Arden Hills, MN <br />Dear Ms. Beekman; <br />This letter accompanies the application for a Conditional Use Permit seeking <br />continued operation of a tower at the above referenced location. U.S. Bank is <br />the Personal Representative of the Estate of George J. Reiling, the owner of the <br />property. <br />This property has been leased for since the middle 1970's to Midwest Relay <br />Corporation, or more recently, to Great Rivers Wireless. Both leased the <br />property from George Refiling and, in turn, leased equipment space on the tower <br />to various wireless operators. In March of 2009, Great Rivers Wireless was <br />evicted from the property for non-payment of rent and U.S. Bank assumed <br />management responsibility. <br />Currently, there are three "tenants" on the tower, Verizon Wireless, Nextera, and <br />American Messaging. An inventory of equipment on the tower accompanies this <br />application. <br />A fourth tenant, Clearwire, has expressed an interest in a location on the tower. <br />With the removal of several pieces of abandoned equipment, the tower is <br />structurally sufficient to support the Clearwire addition. <br />The application by Clearwire for a building permit lead to further examination of <br />the current status of the tower with relationship to the original Conditional Use <br />.Permits City staff determined that the 35 year old original Conditional Use Permit <br />did not accurately reflect the current use of the tower.
