General Zoning Regulations <br />A. Lot Coverage — Meets Requirements <br />This project would not result in an increase of impervious coverage <br />B. Setbacks — Meets Requirements <br />The proposed bleacher stand would be located approximately 80 feet form the rear <br />property line. City Code requires a ten foot setback. <br />C. Height — Meets Requirements <br />The proposed bleachers would be 11 feet four inches in height. <br />D. Landscaping — Meets Requirements <br />The applicant is not proposing to remove any vegetation on the site. <br />E. Fencing — Site Plan Review Required <br />The proposed netting system is a large fence that is designed to deter foul balls from <br />flying onto adjacent properties. The net would be 50 feet in height. City Code limits the <br />height of fences to six feet in side and rear yards. Section 1325.05 Subd 4D allows for <br />deviations from the regular fence requirements in unusual circumstances. This provision <br />is intended to allow flexibility in meeting the purpose and intent of the regulations <br />without the need to show a hardship.
