2. The existing 1.09 acre lot would be subdivided into two parcels, and each new parcel <br />consolidated with the adjacent lots. <br />3. The existing home located at 1225 Amble Road would be demolished. The garage would <br />remain and be consolidated as an accessory structure to the home at 1229 Amble Road. <br />4. The owner of the lot to be subdivided and consolidated has filed a registered land survey <br />with the City. <br />5. The parcels resulting from the division and consolidation would meet all requirements of <br />the City's Zoning Code. <br />6. The proposed subdivision and consolidation will not be detrimental to the public welfare <br />or injurious to adjacent tracts in the area in which the subdivision tract is located. <br />7. The proposed subdivision and consolidation currently conforms to the requirements of <br />the original subdivision and platting as it was approved in Planning Case 96-001. <br />8. The applicant is requesting the existing drainage and utility easements that run along the <br />lot lines of 1225 Amble Road be vacated. <br />9. No drainage and utility easements are required along the proposed lot lines. <br />10. No grading plan is required. <br />1l. The proposed subdivision and consolidation is in conformance with the Subdivision <br />Code. <br />12. The proposed subdivision is not subject to the City's park dedication fee. <br />Recommendation <br />The Planning Commission reviewed Planning Case 10-002 and unanimously (6-0) recommends <br />approval for a Minor Subdivision and Lot Consolidation at 1225 Amble Road, Based on the <br />Findings of Fact and the Submitted Plans as Amended by the Five Conditions in the February 22, <br />2010, report to the City Council. <br />1. The project shall be completed in accordance with the plans submitted as amended by <br />the conditions of approval. Any significant changes to these plans, as determined by <br />the City Planner, shall require review and approval by the Planning Commission. <br />2. The applicant shall have the new property line monumented and staked prior to the <br />filing of the subdivision and lot consolidation with the County. <br />3. The house located at 1225 Amble Road shall be demolished prior to the filing of the <br />subdivision and consolidation with the County. <br />4. A demolition permit shall be obtained by the property owner prior to the demolition <br />of the house at 1225 Amble Road. <br />5. The City shall file the minor subdivision and consolidation with the Ramsey County <br />recorder, along with the Resolution approving the vacation of certain drainage and <br />utility easements.
