CUNINGHAM <br />G R Q U P <br />Related Experien�e Cuningham Group <br />Trar�itional Neighbarhood Districts <br />Saint Paui, Minnesota <br />S uzanne Rhees, �vhile employed at URS, <br />worked intensively with the City of Sa1nt <br />Paul to create �Zev�� Zoning models for the <br />city's "Urban Villages," resulting in the <br />developmerlt. of three Traditiona.l. <br />Nei�;hborhood districts for use at a <br />vari ety of sca�� es and loca.ti on s throughout <br />the city: <br />� TN� l District: A medium-intensity <br />distl-ict providing for a. variety of <br />residential, office and service uses, <br />for use prima.l-il� as a t�-ansitiolial <br />zone between higher intensity <br />caminel-cial districts and residential <br />nei�hborhoods. <br />• TN2: This dis�rict is designed for use <br />at pedestrian- �.nd tr�,nsit-oriented <br />n.odes where a diver��ty af land <br />uses and some intensification of use <br />would be appropr�ate. <br />• T.N3: The mast inten.se distl-ict, <br />intended pr�max-ily for larger. <br />urban vil.la�e redevelopment sites, <br />primar-ily forn�.e.rly i�ndustrial. <br />rivert`r.ont sites of 3U acres or �more <br />in size. This distx-ict is des�igned <br />for master planned developments <br />simi�ar to the TCAAP. <br />Addit�ional re�isions to tlze city's <br />zonin� co�le improve the standards for <br />contextually-based site plan review, <br />design and landscaping of pa.rking areas, <br />and st.reet design. <br />Tl�.e districts and revisxons were adopted <br />in 2004, and received an awal d fihafi year <br />from the Minnesota APA cha�pter fol an <br />"Outstandir�g Project, Pro�ram or Tool." <br />
