F, A�den I�ills, M�nn�sota. This let�er <br />suxnma�.zes some of our canc�rns r�lating to this projeci. <br />'�Ne are concerned about the proposed residential use of t�e subject site. As �rou are avcra�re, �,and <br />O'La�es owns and opera�es a�. office co�n.plex at 4001 Lex�n,gton Avenue, directly ad�acen.t to <br />the proposed resideni�a� siie. The proposed residential site is su�rounded o�. aIl sides by <br />industrial developments andlor roadways. �n our view, changing the zoni�g of the p�opased si�e <br />frorn industrial to residentia� use is in.consistent with the zo�ing pla�. far the �ity of A�-den H�l�s. <br />�urthermore, the praposed change vvil� have the effect of isolating the �a�oposed residential si�e <br />f�om other residential areas in the City as the surround�n.g areas vvi11 eontinue to be operated as <br />industrial uses for the foreseeable iuture. Shopping, dining and recreaixonal siies are suff ciently <br />far a�vay from the proposed site to create an impedim.er�t for the future residents of t�e propased <br />rede�re�opr�n.ent ar�a. In addition, the proposed s�te ��es d�rect�y adjacent to our research ar�d <br />development bu�lding. Our �.ain�enance and operation of this complex includes lig�ating at o�f- <br />hours. VVhile this is generally not p�ablematic �vhere surraunc�ing properfii�s are used for of�ce <br />and industrial uses, it might pose a problem. if surrounding p�-opertxes were used far �esidential <br />purposes. <br />�e have concerns that a res�dential use on the su.b� ec� site might lead to sa�ety and securit� <br />issues at Land t�' I,akes' camplex. Beeause Land 4' La.kes' complex is directly adj acent to the <br />subject site, and because such site is suff�ciently isalated �rom other residential and/or <br />r�crea�ional uses, it seexns �ikeXy that the residents of �he subject site m�ght attempt to use <br />partions of La�d Q' Lakes cornp�ex for recreational pur�aoses. This outcome wou�d be <br />problemat�c for Land �' Lakes and nr�.ay requ�r� La�.d O' �.akes ta incur casts to in.crease the <br />seeur�ty rneasures at our complex. Most impor�ant�y, �he Land �' Lakes �ooling tovcrer Iocated in <br />the �.eavily wooded area adjacent to th� site, as we�l as the �aeavy traffic in and out of our parking <br />lot on wor� days, may pose safety haza��s for the residents, par�icularly c�ilc�ren. <br />
