DRAFT <br />Subd. 6. Design Standards Corr�ponent. The general regulat�ons �r� Section � 325 <br />sha�I apply excep� where modified as fol�ovvs: <br />A. Landscaping and Tree Preservation. A comprehensive landscaping <br />plan shal� be completed for the development. The plan shall include <br />pla�ting sehedules �or parks, publ�c spaces, residential develop�nent, and <br />commercial/industrial deve�apment. Landscaping shall be privately <br />maintained, inc�uding any bou�evard trees or plar���ngs in the medians. <br />B. Pedes�rian and Bicycle �ircu�ation. <br />(i) A comprehensive pedestrian and bicyc�� �ircu�atian p�an s�al� be <br />submitted with t�e proposal. T�� de�elo�rnent p�-oposal shall seek to <br />ereate a walkab�e envlranme�� th�t is pedestrian and bicycle friendly. <br />�Il� This plan shall prov��e an integ�rated network af s�dewalks and <br />trails throughout the prop�� �ha� c��nects t�e r�esldent�al and <br />commercial �reas; parks; adjac�nt developed areas, adjacent regional <br />trails. A trai� and/ar sidewalk cd�ectior� shall be integrated through <br />the dev�Iopment firo�n_ the southern �to the northern border in add�tion <br />to the regional trail. ` <br />�Ill) The width, loc�tior�3 .and de��g� �f the side�valks and trails shal� <br />�� s���ect to City app�oval pr�or ta :dedication to the City. <br />(iv) All pathways that �re not located on right-of-way or publiely <br />���ed �a�� shall be private�y maintained. <br />��bd: �. �'ranspo�at�on and Park�ng Camponent <br />A. ��-af�c Stuc�y. <br />(i� ' The City may require a traf�c analysis that is prepared by a traf�c <br />eng�eer. Such analysis shall assess the potentiai i�npact of the <br />de��lapment proposal on roadways, intersections, and on-site <br />��rcuiation. <br />(ii} If the traf�c study indica�es that a�rQposed project or use will <br />have sig�i�cant impact on the existing service Ieve�s af roadways and <br />intersections, the City may require a traffic managernent plan to <br />mitigate traff c impacts. Such pian r�ay include travel demand <br />manager�ent strategies, use of transit facilities, or other appropriate <br />measures to reduce traffc congest�on. Such plan may alsa necessi�a�e <br />improvements to road systerr�s, �ncluding ir��erseetions.
