Draft TCAAP Zoning Regulations <br /> At the April 26, 2010, meeting, the City Council primarily discussed the land use chart and the <br /> definitions. With assistance from the consultant, additional definitions have been drafted and <br /> included at the end of Attachment A. Furthermore, several definitions have been amended in order <br /> to bring the City's regulations up to date and to better reflect the uses being defined. The total <br /> amount of"Office Showroom" and "Office Warehouse" were also reduced to 15 percent of the total <br /> building square footage in the Mixed Business District. <br /> The Land Use Chart has been amended since the April 26, 2010, City Council meeting. Most <br /> notably, commercial daycare, family daycare, and residential facilities have been updated to be in <br /> compliance with State Statutes; consumer small loan establishments and pawn shops were removed <br /> from the land use chart and added to the list of prohibited uses; and institutional housing was broken <br /> down into different types. <br /> The last paragraph of the transportation and transit component was amended to add a requirement <br /> that primary roadways through the development shall provide access to pedestrians and bicycles. <br /> While not all roads in the development will need pedestrian and bicycle pathways, it is important that <br /> this access is provided in some capacity. Less traveled secondary and tertiary streets may not need <br /> bike lanes or, in some cases, sidewalks; however, primary roadways that have a greater carrying <br /> capacity would need to provide multi-modal access. <br /> Within the Environmental sustainability component the minimum building size that would be <br /> required to comply with green building standards was increased from 10,000 square feet to 25,000 <br /> square feet. This change was based on discussion from the Planning Commission, and concern that <br /> the smaller minimum building size would cause a hardship on small businesses. <br /> There are no other significant changes to the proposed zoning regulations since the April 26 <br /> worksession. <br /> Attachments <br /> A.
