�;.� EN HILLS <br />MEMOI���NDUM <br />DATE: June 14, 2010 <br />TO: Honorable Mayor and City Council Members <br />Patrick Klaers, City Administrator <br />FROM: Meagan Beekman, City Planner <br />SUBJECT: Planning Case #10-007 <br />Variance <br />Mike and Brenda Goldman <br />1146 Waldon Place <br />Requested Action <br />Approve Planning Case 10-007 for a Variance at 1146 Waldon Place, Based on the Findings of <br />Fact and the Submitted Plans, as Amended by the Five Conditions in the June 14, 2010, Report <br />to the City Council. <br />Back�round <br />The applicants own the property located at 1146 Waldon Place, which is located in the southeast <br />part of the City in the R-3 Zoning District. The property is situated at the end of a cul-de-sac. <br />There are six other homes that also access onto Waldon Place. The homes on Waldon Place <br />were all constructed in the mid to late 1970s. The applicant's home was constructed in 1976 and <br />is a split-level home with no formal entryway. At this time the applicants are proposing to <br />construct a ten foot by ten foot entryway addition in the front of there home that would allow <br />more efficient and improved access into the home. <br />The existing home is setback approximately 41 feet from the front property line (Attachment C). <br />The applicants are requesting a variance to construct an enclosed front entryway addition that <br />would encroach eight feet into the required setback and be 32 feet from the property line.
