The purpase of t�e PUD Fina1 Plan �s to tr�ple�nent and <br />ensure canform��}�� v��th the PUD 1Vl�ster Plarr. �aeh s�age of the PUD <br />Master Plan sha�� requ�re a PUD Fina� P�a� before deve�opr�ent. <br />B. Procedures. �'l�e applicant for a PUD Final Plan approva� of a spec�f c <br />stage of the PUI� Master Plan s�a11 eomplete and sub�n�t �o ��e za�iflg <br />administrator an �pp��cat�on an farr�s providec� by t�� �dministratar, <br />�nciud�n� a11 applieation fees and es�rows. Other appi�eations suci� as <br />preliminary p�at, f nal plat, and condit�on�� use perm�t may also be <br />required. �'he a�piicar�t shall pravide ��e fa�lowing: <br />I. A w��itten statement etescrib�ng the prapased deve�Qprnent �n �he <br />PUD F�na.l P�a� app��catione <br />2. The propased starti�g anc� complet�on dates for t�e const�-uctior� <br />and any requ�red envlronmental remediatian. <br />3. The app��cant s�all submit documentation demor�s�ra��ng that the <br />PUD F�nal Plan �s �r� conformance w�th the P�1D 1�I�ster P�an an� each <br />of the components in Sect�on � 325.135 Subdivis�ons 5�hrough 15e <br />�. Land Use Application Camplete. The �'t�D Fina� Plan applica��on <br />shall be considered complete once a�l requ�red applieatton and <br />documer��at�on req�ired in Subd�visions 5 through 15 are st��mrtted and <br />deemed ca�p�ete by the C�ty. <br />D. Development A�reement and Bond�n�. <br />1. A development a�reement and corporate s�rety are requ�red at the <br />time of �'UD Fi�al Plan appraval by the City Caunc�l �o assure that aIl <br />im�ravements to be constructed as �art of the �pproved PUD F�nal <br />Plan and any re�u�red environrnental remedi���on are co�npleted �n <br />accordance with ��e terms and cond���ons af such plan, or each stage <br />thereof as o�tl�ned �n the eonstruction stag�ng component. The bond <br />shal l gua�antee in a penal su�n equal to one hundred twenty-five (� 25� <br />percent of the cost of such ��prove�nents as est�ma�ed by the City. <br />The deveiopment ag�eement and bond sha�I be f led with the <br />adm�n�strator no �ater t�an s�xty (6Q) days after PUD F��a� P�an <br />appraval. <br />2. Ti�e develapment agreement �nay prov�de for severai bonds <br />eovering separate aspee�s of the P�JD, the aggregate a� wh�ch sha�l <br />total one hun�red twenty-five (� 25) percent of a�� the improvemen�s to <br />be construeted anc� completed by the applicant pursuant to the <br />DRAFT: 6/24/2Q10 <br />Page 47 of 49 <br />
