the TCAAP property, changes that would impact other areas of the City were not made. It was <br /> determined that once the TCAAP regulations were finalized and in place Staff would begin <br /> working on incorporating the updates into the rest of the Code. <br /> Staff has been working on incorporating the changes made to the Code in regards to the TCAAP <br /> property into other aspects of the Zoning Code. The process affects four different sections of the <br /> Code. <br /> • Section 1305.045 Definitions—New and updated definitions created for the TCAAP land <br /> use designations would be used to replace outdated definitions in the existing Code <br /> • Section 1320.05, Land Use Chart—When the TCAAP land use chart was added it was <br /> added as a stand alone section within the Code. Staff is to consolidate the two <br /> proposing <br /> charts, which would require the modifications of some of the existing use land _. <br /> designations currently listed for the City's other Zoning Districts. <br /> • Section 1320.06, District Requirements—Similar to the TCAAP land use chart the <br /> district requirements section was added as a stand alone section. This would be added to <br /> the existing district requirements chart in the Code. <br /> • Section 1320.14, Planned Unit Development Overlay District—This Section describes <br /> the City's PUD Process. This Section would be updated to match the recently adopted <br /> p <br /> TCAAP PUD process, so that the process is consistent throughout the City. <br /> Y <br /> Updating the district requirements charts and the PUD processes is fairly straight-forward, and <br /> Staff has completed this process already. Additionally, the definitions section(Attachment AY ) <br /> has been updated to remove erroneous definitions, update the language of old definitions and <br /> incorporate new definitions that were written for the TCAAP Consolidating the land <br /> property. g <br /> use charts has proved to be a rather complicated task. Because the TCAAP land use chart <br /> includes new land use classifications and eliminates more out-dated land uses the City's existing <br /> - <br /> Y g <br /> land use chart requires significant modification in order to make it possible to combine the two. <br /> Discussion <br /> Staff is requesting additional feedback and direction on the updated land use chart(Attachment <br /> B). In the attached chart, items that have been underlined are new language; items that have <br /> been struck are proposed to be deleted. Staff has also p <br /> highlighted s ecific areas in which <br /> additional discussion is requested. Because the City -is under-going a review of its land use <br /> g g <br /> designations, it would be appropriate to discuss aspects of the land use chart that may benefit <br /> from being updated and/or clarified.
