Overview of Request: <br />City of Arden Hills <br />Planning Commission Meeting for October 6, 2010 <br />EN HILLS <br />MEMORANDUM <br />DATE: October 6, 2010 PC Agenda Item 3.A <br />TO: Planning Commission <br />FROM: Meagan Beekman, City Planner <br />SUBJECT: Planning Case #10 -009 <br />Applicant: 1201 County Road E LLC (TAT Properties LLC) <br />Property Location: 1201 West County Road E <br />Request: Zoning Code Amendment and Master and Final Planned Unit <br />Development <br />The applicant has requested a Zoning Code Amendment and Master and Final Planned Unit <br />Development (PUD) to allow the existing student housing facility located at 1201 County Road <br />E, the former Holiday Inn site, to convert from an interim to a permanent use. <br />At the September 8, 2010, meeting the Planning Commission reviewed an application from <br />TAT Properties and Northwestern College for a Zoning Code amendment and Master and <br />Final PUD to convert the existing student housing facility at 1201 County Road E from an <br />interim use to a permanent use. The application also included a request for a preliminary and <br />final plat to subdivide the seven acre property into two parcels. The Planning Commission <br />voted to table the request for a Zoning Code amendment and Master and Final PUD, and <br />recommended denial of the applicants request for the preliminary and final plat. The <br />applicant has since withdrawn their request for the preliminary and final plat, but is moving <br />forward with a request for the Zoning Code amendment and PUD to allow the existing use to <br />continue. <br />In March 2008 the City approved a request from TAT Properties and Northwestern College <br />granting an Interim Use Permit (NP) at the former Holiday Inn property that would allow <br />Page 1 of 12 <br />
