8. The redevelopment of the Property pursuant to the approved PUD Agreement will <br />not create a negative impact on the immediate area or the community as a whole <br />because, the facility has operated on the site since 1955, the land use of the site is <br />not proposed to change, the quality of the development and site design features <br />will enhance the aesthetics of the site and surrounding area, the impacts on Lake <br />Johanna and water quality will be improved by increased storm water <br />management and setbacks to the lake. <br />9. The redevelopment of the Property is in keeping with the spirit and intent of the <br />Zoning Code and Comprehensive Plan. <br />10. The Master Planned Unit Development and Final Planned Unit Development Plan <br />advance the City's goals outlined in the Comprehensive Plan by promoting the <br />development of a variety of housing options by preserving and increasing <br />high quality housing opportunities that are suitable for a mix of ages, incomes and <br />household types; by encouraging the incorporation of affordable, life- cycle, and <br />work force housing where feasible; and by promoting the protection of lakes and <br />the natural environment. <br />11. The proposed redevelopment of the Property furthers the Metropolitan Council's <br />target of 285 -800 new life -cycle housing units by 2020 for the City. <br />12. The proposed redevelopment of the Property will not have a significant impact on <br />traffic because the site does not currently negatively impact traffic, and the <br />increase in 14 units would not have a noticeable effect on the immediate road <br />system. <br />NOW THEREFORE BE IT RESOLVED, that the Arden Hills City Council hereby approves <br />the Master and Final Planned Unit Development Plan for the Property provided that the property is <br />developed in compliance with the terms of the PUD Development Agreement for the Property. <br />3 <br />
