City of Arden Hills Chapter 13 Zoning Code <br />(vii) Racetrack; <br />(viii) Pawn Shop; and, <br />(ix) Consumer Small Loan Establishments. <br />C. Mixed Residential. The following design standards shall apply in the <br />Mixed Residential District: <br />1. The City seeks to provide a variety of housing options and types to <br />accommodate the current and future needs of Arden Hills. This may <br />include market rate housing, affordable housing, and senior housing. The <br />housing shall be primarily owner occupied housing. <br />2. The maximum number of dwelling units will be determined based on <br />the capacity of the adjacent roadways and intersections as determined by <br />the required traffic study and pity review but shall not exceed fifteen <br />hundred (1,500) dwelling unit <br />3. Single- family dwellings (ihed or detached), two family <br />dwellings, or townhouses shall comprise at least 70 percent of the total <br />:t <br />number of dwelling 6 on the TCAAP property. Multi family <br />dwellings, including apartntts, cooperatives, and condominiums, shall <br />not contain more than t u ~ty.. 0 percent of the dwelling units on the <br />TCAAP property. Apartrffe0 and condominiums shall not be concentrated near the <br />entrance &Mili ay 96 or be entirely concentrated within one area of the <br />TCAAP property. Apartments and condominiums shall be located so that <br />the entrance at'County Road H is considered the primary entrance and exit <br />to the prepay. Connections between commercial uses and apartments <br />and condominiums shall be required to help create synergy between these <br />uses and to provide access to employment opportunities for the residents. <br />5. Nursing home and assisted living uses shall not exceed fifteen acres <br />of the Mixed Residential zoning district. <br />6. Single- family dwellings (attached and detached), two family <br />dwellings, and townhomes shall be limited to thirty -five (35) feet in <br />height. <br />7.
