Properties adjacent to the access points shall be designed so that <br />parking lots, trucking bays, and mechanical equipment are properly <br />screened from the access point. <br />H. Parking. The amount of parking spaces provided shall not exceed the <br />spaces as calculated by the requirements in Section 1325.06 Subd 1.J. An <br />applicant may request a modification of the maximum allowed number of <br />parking spaces by submitting a study of anticipated parking demand. Parking <br />studies shall be prepared by a professional engineer with expertise in traffic <br />and parking analysis. Shared parking shall be required where feasible. <br />Parking structures are encouraged to reduce surface parking lots, increase <br />landscaping, and use the land more efficiently. <br />I. Bridges. Any bridges on th9 site or reconstructed to accommodate <br />development on the site shall pro de bicycle and pedestrian pathways. Such analysis shall assess the impact of the development <br />proposal on adjoining and internal roadways and intersections as well as <br />on -site circulation. <br />2. If the traffic study indicates that a proposed project or use will have <br />significant impact on the existing service levels of roadways and <br />intersections, the City shall require a traffic management plan to mitigate <br />traffic impacts.
