SUBJECT: Regulations on Warehousing Uses within the TCAAP Redevelopment Code
Background
The purpose of this memo is to provide additional information on how the TCAAP
Redevelopment Code (TRC) will regulate warehousing uses on the TCAAP site. Generally, the
primary ways that the TRC controls warehousing uses are though the zoning district land use
table, building and site development standards, and building design standards.
Discussion
Definition - Section 4.0
Definitions are only included in the TRC if they are not already defined in the Arden Hills
Zoning Code, or if the definition in the two documents differs. The Arden Hills Zoning Code
defines warehousing as, "the storage and distribution of materials or equipment within an
enclosed building, but not including personal storage facility." The TRC does not include a
separate definition for warehousing.
Schedule of Permitted Uses - Section 5.0
Warehousing is permitted in the Campus Commercial and Flex Office Districts only as an
accessory use to an existing principal use on the property. Table 5.2 - Additional Use Criteria
further requires that for buildings where warehousing is an accessory use, a minimum of 30
percent of the gross building square footage must be in office use.
Building and Site Development Standards - Section 6.1 (c)
The TRC establishes the following standards for warehousing facilities with loading docks:
• Maximum clear height of 24 feet as measured from the surface of the ground floor to the
lowest point of the ceiling.
• No more than one loading dock per 10,000 square feet of building area.
• Cross docks prohibited.
• Loading docks must be located in the side or rear yard and screened from view of the
public right-of-way.
