RESOLUTION NO. 2016-036
RESOLUTION APPROVING A MINOR SUBDIVISION FOR 1401 WEST COUNTY
ROAD E
WHEREAS: on October 4, 2016, Kathleen Trussell (Behr), the heir to the deceased property
owners of 1401 West County Road E, submitted a completed application for review of a
Minor Subdivision to split the existing 40,322 square foot parcel of land, as depicted on
the attached Exhibit"A".
WHEREAS: on November 9, 2016, the Planning Commission reviewed the application by
Kathleen Trussell and at the conclusion of the public hearing recommended approval,
subject to two conditions, after recommending approval of a variance to the lot width and
a variance to the requirement that minor subdivisions comply with all zoning
requirements, and making a finding that the proposed Minor Subdivision will not have an
adverse impact on the surrounding properties or on the community as a whole.
WHEREAS: on November 28, 2016, the City Council received and considered the
recommendations of the Planning Commission.
NOW THEREFORE BE IT RESOLVED: That the Council of the City of Arden Hills
approves the Minor Subdivision for 1401 West County Road E, dated November 28, 2016
subject to the following two conditions:
1. Approval of a 5 foot variance to the lot width and a variance to the requirement that
minor subdivisions comply with all zoning requirements.
2. The applicant shall record the Minor Subdivision with Ramsey County and a copy shall
be provided to the City within 180 days of the City's approval.
ADOPTED BY THE CITY COUNCIL OF THE CITY OF ARDEN HILLS THIS 28th
DAY OF NOVEMBER, 2016.
