SPECIAL USE PERMIT- CASE NO. 73-3
The undersigned, Clerk-Administrator of the
.
Village of Arden Hills, does hereby certify that this
Special Use Permit is, granted pursuant to the provi-
sions of Ordinance No. 99 of Arden Hills in ac-
cordance with a public hearing duly held by the
Planning Commission on June 19 , 1973, ,and subsequent
approval thereof by the Arden Hills Council on
July 9 , 1973.
Permission is accordingly given the applicant,
C. G. REIN COMPANY (hereinafter referred to as
"Permittee"), to use and construct upon a tract of land
located at the southeast corner of the intersection
of Lexington Avenue North and County Ro.ad E a planned
unit development consisting of a shopping center and
office building with attendant parking, driveway,
walkway, ponding ,and green areas, which develop-
ment shall be constructed in accordance with the site
plan drawings (as revised June 18, 1973), the capsule
summary and fact sheet ,and such other letters and
documents as have been submitted to the Planning
Commission and are on file with the Clerk-Administrator.

The tract of land which is the subject of this Special
Use Permit is legally described as follows, to-wit:
The. North 872 feet of the East half of the
Northe.ast Quarter of section 34, Township
30, Range 23, except the West 625 feet there-
of and except the: West 200 feet of North 283 .

the Northeast Quarter of Section 34, Township
30, Range 23 ,except the West 625 feet thereof.

This Special Use Permit is issued not only subject
to Permittee's =mpliance with the documents mentioned
above, but also subjedtto all the requirements and
conditions set forth in Ord. No. 99 (the Zoning
Ordinance), permittee's obtaining proper building
permits in accordance with the procedural and
.
substantive requirements of Section IV of Ord. No. 99,
and'subjedt to the following special conditions:
1. Automatic expiration of the Permit one
(1) year after the date on which it was
granted unless the Permittee during
that period has commenced substantial
construction of the planned unit
development permitted hereby.
2. Construction of a storm water drainage
pond in the southeast corner of the
subjedttract in accordance with the
proposal made by Permittee in its
letter of June 18 , 1973, and revised
site drainage and grading plans of
the same date as modified by the Village
Engineer's recommendation in his '
letter dated June. 19 , 1973, as to
minimum water level elevation (935.0
feet) and any recommendations which
he may have hereafter.
3. Erection of a 10ft. high sound deadening
fence along the south and west property
line of thesubjedttract the type
and design of which shall be subject
to the further approval of the Village
Council as part of Permittee's ap-
plication for a building permit.

4. In addition to the documents required
in Section IV A. of Ord. No. 99, sub-
mission of the following plans as part
of Permittee's application for a
building perinit which shall be approved
by the Village Council prior to its
granting the building permit:
(a) a detailed lighting plan showing
the location and types of all '
exterior lights to be used to
illuminate the proposed siter
(b) a detailed landscaping plan
showing the location, size and
type of all proposed planting
materials to be used on the site;

5. Requirement o~ timelimi ts and performance

Council.
