AN ORDINANCE AMENDING ORDINANCE NUMBER 291,
THE CITY OF ARDEN HILLS' ZONING ORDINANCE
On the 27th day of November, 2000, the Arden Hills City Council adopted an
amendment to Ordinance 291, Zoning Ordinancc, and by _ affinnative votes pursuant to
Minn.. Stat. ~412.l91, Subd. 4, directed that a summary of the Ordinance be published.
The amendments to Arden Hills Ordinance No. 291 will become effective the day
following publication ofthe Ordinance Summary. These amendments include changes
Section 2 (D), Definitions, and Section 6 (F), Construction Standards.
. A copy of the Ordinance Amendment is available for inspection by any person during
regular business hours at the office of the City Administrator, 4364 W Round Lake Road,
Arden Hills, Mimlesota 55112. ~..

AN ORDINANCE
AMENDING ORDINANCE NUMBER 291,
THE CITY OF ARDEN HILLS' ZONING ORDINANCE
The Arden Hills City Council hereby ordains that the City of Arden Hills' Ordinance 291,
Zoning Ordinance, is amended to read as follows:
Section 2 (0) Definitions
. #43. Dwellinl!. A building or portion thereof, designed or used exclusively for residential
occupancy, including single-family, two-family and multiple family uses, but not including
hotels, motels, nursing homes, boarding or rooming houses, tents, seasonal cabins, or molor
homes or travel trailers.
#47, Dwellinl! unit. A residential building or portion thereof intended for occupancy by one (I)
family with facilities for living, sleeping, cooking and eating but not including hotels, motels,
nursing homes, tents, seasonal cabins, boarding or rooming houses, motor homes or travel
. trailers.
#53. Familv. An individual or two (2) or more persons, each related to the other by blood,
marriage, adoption or foster care, or a group of not more than four (4) persons, some or all of
whom are not related by blood, marriage or adoption, living together and maintaining a common
household. (These regulations shall not be applied so as to prevent the City from making
reasonable accommodation as required by thc Federal Fair Housing Amendments Acl of 1988).
#66, Household. The person or persons occupying a single dwelling unit.
. Section 6 (F)
#1, C, Construction Standards. These standards apply to all development.
(1) Surfacing. Off-street parking areas and driveways shall be improved with a paved
surface. Such areas shall be so graded and drained so as to dispose of all surface
water accumulations within the area as required by Rice Creek Watershed District.
(2) Curbs. A concrete curb and gutter shall be constructed for all developments
according to the requirements of the City except driveways for single and two-family
residences.
#3, C, Drivewavs.
(1) Driveway Widths. The pemlitted width of accesses to County or Slale streets or
roads are subject to County or State regulations. The following are the required
driveway widths for driveways accessing the following types of streets or roads, the
measurements being between the edges of the driveway at right angles thereto:

(4) Proximily to lot lines. Access drives may be placed adjacent to property lines, but in
no case shall a driveway be placed nearer than five (5) feet to an existing drive on an
abutting property line.
(6) Access to streets. Each property which abuts one or more public streets shall be
entitled to at lcast one access to a public street. Single family uses shall be limited to
one (1) access per property.
(7) Prohibited areas. In all residential districts, parking shall be prohibited on any area
ofthe property except on designated driveways or parking lots. There may be no
more than three vehicles parked on the driveway.
. Effective Date. This ordinance shall become effectivc the _ day of __,2000.
Adoption Date. Passed by the City Council of the City of Arden Hills the _day of
__,2000.
