RESOLUTION 97-55
RESOLUTION VACATING A PORTION
OF THE 14TH AVENUE NORTHEAST RIGHT-OF-WAY
IN THE GATEWAY BUSINESS DISTRICT
WHEREAS, the City of Arden Hills (the City) established the Gateway Business District (the
GBD) in 1988 to redevelop the area generally located at the northeast corner ofInterstate 35W
and Interstate 694; and
WHEREAS, the City has been working with Welsh Development Company (the Developer) on
redeveloping the northern portion of the GBD; and
WHEREAS, the Developer has requested, as part of Planning Case 97-06, to vacate a portion of
the l4th Avenue Northeast right-of-way, as described in Exhibit A, which would facilitate
redevelopment within the GBD; and
WHEREAS, the petition to vacate said easement was made by the Developer and the City has
caused a notice of public hearing to published in the City's official newspaper for two (2)
consecutive weeks (June 18 and 25, 1997) and the City has notified the affected property owner
at least ten (10) days prior to the public hearing; and
WHEREAS, the request to vacate was reviewed by the Arden Hills Planning Commission at a
public hearing on the 2nd day of July, 1997 and approved by the Arden Hills City Council on
22nd of September, 1997; and
WHEREAS, it is the intent of the City and the Developer to relocate the functions of the
existing 14th Avenue Northeast onto Gateway Boulevard as shown in the approvals of Planning
Case 97-06; and
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Arden Hills,
Minnesota hereby agrees to the vacation of that portion of the 14th A venue right-of-way as
described on Exhibit A, subject to this resolution being consecutively filed with the recording of
the Plat of Gateway Addition (as approved in Planning Case 97-06) and the ownership of the
replacement right-of-way (Gateway Boulevard) being transferred to the City.

EXHIBIT A
That part of 14th Avenue Northeast lying southeasterly ofthe following described line:
Commencing at the West Quarter corner of Section 21, Range 22, Township 30, Ramsey County
Mimlesota; thence North 89 degrees, 35 minutes, and 8 seconds a distance of 1,323.06 feet to the
point of beginning of the aforementioned line; thence South 19 degrees, 34 minutes, and 41
seconds West on a curve concave to the west a distance of97.63 feet, said curve having a central
angle of 90 degrees 13 minutes, and 43 seconds and a radius of 62 feet; thence South 4 degrees,
24 minutes, and 8 seconds West a distance of39.1 0 feet to the southerly right-of-way line of 14th
Avenue Northeast where said line terminates.
