AN ORDINANCE REZONING CERTAIN PARCELS OF LAND
LOCATED AT THE NORTHWEST CORNER OF
LEXINGTON AVENUE AND THE SOO LINE RP,ILWAY
RIGHT-OF-WAY INTERSECTION FROM I-2 TO B-2
The City Council of Arden Hills ordains:
Section 1. Rezoning of Property. Pursuant to the provi-
sions of the Zoning Ordinance of the City, which is contained in
Appendix A of the Arden Hills Code, a proceeding to rezone the
parcel of land hereinafter described was initiated by application
filed with the Clerk-Administrator. A public hearing to review
the application was held by the Planning Commission of the City
on April 2, 1986. The application was further scrutinized by the
City Council at its regular CounciZ- meeting held on April 14,
1986.
; As determined by the City Gouncil and upon recommendation
of the Planning Commission, the Zoning Ordinance o£ the City and
the Zoning District Map of Arden Hills which is a part of the
Zoning Ordinance shall be changed to reflect that the following
described parcel of land is hereby rezoned from "I-2" to "B-2":
All that part of the East 1/2 of the Southeast 1/4
of Section 27, Township 30 North, Range 23 West
described as follows:
Commencing at the East Quarter corner of said
Section 27; thence South (assumed bearing)
along the East line of said Section 27 a
, distance of 1$39.1 feet to the point of
beginning; thence West at right angles a
distance of 533.93 feet to its intersection
with a curved line, radius 477.46 feet; the
beginning of said curved line is 0.17 feet West
; along above said line extended and 13.0 feet
North therefrom at right angles; thence South
and Southeast along said curved line, radius of
477.46 feet, an arc distance af 417.67 feet to
a point on the Northerly right-of-way line of

Soo Ry.; thence Southeasterly along said
Northerly right-of-way line a distance of
364.46 feet to a point on the East line of said
Section 27; thence North along the East line of
said Section 27 a distance of 453.14 feet to
the point of beginning. Subject to Lexington
, Avenue over the East 49.5 feet thereof.
Together with the South 20.00 feet of that part of
the East 1/2 of the Southeast 1/4 of~Section 27,
Township 30 North, Range 23 West, described as
follows:
Commencing at the East 4uarter corner of said
Section 27; thence due South along the East
line of said Section 27 a distance of 1357.1
feet to the point of beginning of the parcel
herewith described; thence West at right angles
a distance of 525.6 feet; thence South at right
angles a distance of 482 feet; thence East at a
right angles a distance of 525.6 feet; thence
North at right angles along the East line of
said Section 27 a distance of 482 feet, more or
less, to the point of beginning.
On the next reprinting of the Zoning Ordinance, and/or the
Zoning District Map, the Zoning Administrator is hereby directed
to have the Zoning District Map changed to reflect the rezoning
af the aforedescribed parcel of land.
Section 2. Effective Date. This Ordinance shall he
effective from and after its passage and publication.
