City of Centerville
Planning and Zoning Commission

July 13, 2010
from 1988 Main Street and add it to parcel 1990 Main Street allowing needed parking and
turning space for delivery trucks to the commercial center.

It was noted that City Code Chapter 153 provides an exception to the subdivision/platting
requirement where land is removed from one parcel and added to the adjoining parcel. The
text reads as follows: “Divisions of land where the division is to permit the adding of a
parcel of land to an abutting lot and the newly created property line will not cause the land
or any structure to be in violation of this chapter or the zoning chapter; and that the
proposal would not have an adverse impact on the subject property or surrounding
properties.”

Motion by Commissioner Wood, seconded by Commissioner Wekseth to determine
that the proposed lot split meets the exception of Chapter 153 and recommend to
Council to approve the lot split, provided that the owner immediately combine the
newly created parcel with the strip center property in order that they become one tax
parcel. All in favor. Motion carried unanimously.

V.
