The Local Streets <br />The further development of local <br />commercial streets is important to <br />attracting and keeping high quality retailers <br />in the downtown area. Local streets will be <br />easily accessible from CSAH 14 and CSAH <br />21 and will provide a clear and logical <br />system for shoppers and people living <br />downtown to access local shops. Once on <br />foot, users of the area should be able to <br />access the local sidewalks easily from <br />parking areas and signage should orient <br />them to the mixed use corridors. Too much <br />signage can clutter the streetscape and <br />actually cause additional confusion, while <br />not enough can leave visitors with a sense <br />of frustration. A balance must be achieved. <br />The sidewalk materials, lighting and <br />landscaping all contribute to providing a <br />high quality pedestrian experience. The <br />visual image of the street influences the <br />perceived quality of goods and services <br />Downtown Centerville <br />Master Plan & Development Guidelines <br />inside the stores. A positive visual image is <br />important to retail success and to attracting <br />people to live downtown. Coordination with <br />Anoka County will be required for <br />streetscape enhancements. <br />The transportation improvements portrayed <br />in the Master Plan combine to provide the <br />Downtown Area with improved way finding, <br />easily accessible development parcels, <br />easily understood layout of streets and a <br />system that can be phased in as <br />development occurs. <br />The further development of neighborhood <br />streets will enhance the character of the <br />downtown neighborhood and differentiate <br />the residential areas from the commercial <br />core.
