Variance Request <br /> Derek Gavin <br /> 1540 Peltier Lake Drive <br /> Legal Description: Lots 9 and 10, Block 1, Burque addittion No. l <br /> Nov 5, 2010 <br /> A variance request is being submitted so that I may build a garage using the <br /> existing concrete slab that my former garage was located on. As it is now, the corner of <br /> the garage would be located aproximately eight feet from my property line. <br /> Upon purchasing my home it was disclosed to me that a new intersection would <br /> be completed on the corner of my lot. The disclosure papers that I recieved stated that I <br /> should contact Mike Kelly for further details. I contacted Mr. Kelly and it was explained <br /> to me that during this project Anoka County would like to relocate my driveway location <br /> from C.S.A.H. 14 to Peltier Lake Drive. It was agreed that a new driveway would be put <br /> in, and the existing garage entrance would be switched around to face the appropriate <br /> side. After receiving several bids on the work to be done, it was decided that it would <br /> make the most sense to put forth my own money in addition to the money coming from <br /> Anoka. County to tear down the old garage and build a newer, updated garage in the same <br /> location. After demolishing the old garage, I applied for a building permit only to find out <br /> that the location was not within the boundaries as required by the City of Centerville. <br /> My plans are to build a new updated garage that will be more appropriate by <br /> todays standards and that will also enhance the appearance and properly value of my <br /> home. Although the location is not within the required boundaries, I do not believe it <br /> wonld interfere or be disruptive in any sort of a negative fashion. It would still be <br /> fourteen feet from the road, located in position thats appropriate to the location of the <br /> home, sized to match the lot, and have siding, color, and trim that will match up to the <br /> existing house. Furthurmore, having the building in this location would allow misc. <br /> storage such as a boat, construction equipment or trailer, to be located on the inside of the � <br /> lot instead of the side closest to C.S.A.H. 14. This too would enhance the appearance of <br /> the lot by keeping clutter out of sight from all the passerbys on 14 and the adjoining <br /> sidewalk. <br /> I do not believe the situation I'm facing is by my own doing nor would it impact <br /> the neighborhood or surrounding properties. <br /> 1 <br />
