As <br /> requested, we have completed a review of the grading plan and offer the following comments. <br /> There are a number of required items that are missing, and it is therefore recommended that the <br /> engineer re- submit the grading plan for a final review after the noted changes have been made. <br /> GRADING PLAN <br /> • Storm sewer must be shown. The alignment must be shown, with top and invert <br /> elevations. Aprons must also be shown with invert elevations. <br /> • Centerline street elevations at 100 foot stations and street grades must be shown. <br /> • Cul -de -sac grades along the curb line with spot elevations must be shown. <br /> • House pad locations and elevations must be shown. The submitted plan indicated the <br /> pad and lowest floor elevations, but does not show the house pad location. Garage floor <br /> elevations must be a minimum of 1.5 feet above the top of curb elevation taken at the <br /> high side of the driveway. <br /> • A typical lot detail must be included on the plan indicating how lot and house elevations <br /> are shown. In previous conversations with the developer's engineer, he indicated that all <br /> homes would be split entry style construction. If this is correct, a number of lowest floor <br /> elevations must be revised to reflect this. The house style must also be noted on the <br /> grading plan. <br /> • Building setback lines must be shown. <br /> • Existing contour lines must be shown.
