We received the <br /> plan set on June 30, 1998. We would like to take this opportunity to offer the following <br /> preliminary comments on the plans and plat. We will have additional comments at the <br /> July o 1998 planning and zoning meeting. <br /> ZONING ISSUES <br /> At the previous planning and zoning meeting In June, we discussed this plat and the <br /> potential for a zoning change an the property. Currently, only the eastern 300 feet Is <br /> zoned for commercial use. The developer is seeking a mixed use designation. We <br /> recommend that this plat, whatever the final configuration, be considered as a PUD. <br /> The and location adjacent to commercial and industrial areas as well as residential <br /> areas lends itself to a mixed use development, transitioning from residential on the <br /> western side to commercial on the eastern side of the parcel. <br /> BRIAN DRIVE — STREET ISSUES <br /> One item that needs to be discussed at the July 6 planning and zoning meeting is the <br /> proposed streets within this development. There has been discussion in the past of the <br /> road providing access to 20 Avenue connecting with Brian Drive to form a through <br /> street. The current plan shows the road off of 20"' Avenue ending In a cul -de -sac. Brian <br /> Drive would be extended to the south and connect with Eagle Trail, part of the Eagle <br /> Pass development. <br /> At the June 2 " planning and zoning meeting, several residents in the area attended the <br /> meeting to discuss development of this parcel and along 20"' Avenue. Residents of <br /> Clearwater Meadows and possibly even the Center Oaks 2 development will most likely <br /> oppose a road connectlor, with 20"' Avenue.
