Provide for landscaping in accordance with City ordinances and other <br /> requirements. <br /> The Developer shall accomplish or cause to be accomplished these actions <br /> according to generally accepted trade standards. The Developer will cause to be <br /> furnished to the City a schedule of proposed operations at least five days prior to <br /> commencement of his construction activities. <br /> Construction vehicles for site grading, streets, and utilities will utilize the existing <br /> blacktop surface on Centerville Road. No construction vehicles will be allowed to <br /> access the site from Dupre Road. <br /> 3. Site Grading. <br /> The Developer shall be responsible for providing the road sub -cut during mass <br /> grading of the site. Topsoil shall be stockpiled during mass grading. Also, a suitable <br /> stockpile shall be provided of material to backfill the utility trench, should a shortage <br /> from compactor occur. This material will be necessary to provide for volume losses <br /> due to compaction that will occur during utility installation. <br /> No certificate of occupancy shall be issued for any lot without the proper grading <br /> checked of those lots as determined by Building Iffier. <br /> 4. Erosion Control. <br /> The Developer shall control erosion insuring: <br /> a. All development shall conform to the natural limitations presented by the <br /> topography and soil of the subdivision in order to create the best potential for <br /> preventing soil erosion. The Developer shall submit an erosion control plan, <br /> detailing all erosion control measures to be implemented during construction. <br /> Said plan shall be approved by the City prior to the commencement of site <br /> grading or construction. <br /> b. Erosion and siltation control measures shall be coordinated with the different <br /> stages of development. Appropriate control measures as required by the City <br /> shall be installed prior to development when necessary to control erosion. <br /> C. Land shall be developed in increments of workable size such that adequate <br /> erosion and siltation controls can be provided as construction progresses. The <br /> smallest practical area of land, as determined by the City, shall be exposed at <br /> any one period of time. <br /> d. Where the topsoil is removed, sufficient arable soils shall be set aside for <br /> respreading over the developed area. The topsoil shall be restored to a depth <br /> of at least four (4) inches and shall be of a quality at least equal to the soil <br /> quality prior to development and the Developer shall install four (4) inches of <br /> topsoil on all boulevards and seed or sod as approved by the City. The <br /> Developer shall make all necessary adjustments to the curb stops to bring <br /> them flush with the topsoil (before occupancy). All disturbed areas shall be <br /> seeded.
