MEMO <br /> DATE: October 9, 1998 <br /> TO Honorable Mayor and Council <br /> FROM: Jim March <br /> RE CenterVilla Preliminary Plat <br /> The developer is revising the preliminary plat for the development to be known as CenterVilla. A <br /> few minor changes were suggested based on a meeting with the developer, engineer and staff on <br /> Friday, October 9. The developer is proposing to finance the project independently. The plat is <br /> scheduled for Rice Creek Watershed approval on October 14. If the developer is able to make the <br /> changes to his preliminary plat in time for engineer review, then the preliminary plat could be <br /> approved Wednesday night contingent on Rice Creek Watershed District approval. <br /> The Planning and Zoning Commission recommended approval of the preliminary plat at their <br /> meeting on October 6. The Commission recommended variances be granted on Lots 3,4,5,9,10 <br /> and any other lots that the lot width at building setback did not meet the required 100 feet per the <br /> R2 zoning. The rationale for this was based on the generous lot sizes and the protection of the <br /> existing wetlands. The variances would consist of less than ten feet per lot at building setback. <br /> This will be explained in more detail at the meeting. The commission also recommended a <br /> variance be granted for the extra width requirement for Lot 20 due to the fact that it is a butt lot <br /> and is 3 feet too narrow. The rationale for this was to allow a straight road connection with Eagle <br /> Trail. This will also be explained in more detail at the meeting. <br />
