N.E. • BLAINE, MN 55449 (612) 784 -0657 <br /> To: City Of Centerville 8/6/98 <br /> 1880 Main Street <br /> Centerville, NLN 55038 <br /> Attention' Paul Palzer <br /> Reference: The Woods Of Clearwater Creek <br /> This letter is in response to your memo dated August 3, 1998 addressed to the <br /> City of Centerville Planning and Zoning. In an attempt to keep this proposed project on a <br /> schedule to begin construction yet this fall I will try to address your questions myself <br /> immediately as opposed to waitin for answers from our engineer or survey departments. <br /> -Jli of these responses correspond to the numbering of your questions. Please forgive any <br /> e-rors in spelling or grammar. I am enclosing the latest and greatest grading plan and <br /> preliminary plat for your information. <br /> i. The lowest floor elevations for the East side are partially based on the HWL of <br /> wetland — 1''545 of 907. The plus or minus that was on the preliminary plat has been <br /> removed to give the actual elevation as 907. This information came as a result of <br /> correspondence received from the DNR and I believe was copied to HGA. I will <br /> verify Dave Nyberg has received it. <br /> The issue of the lowest floor elevation being 2 feet above HWL of wetland 7'545 <br /> was discussed at the Planning and Zoning meeting. Apparently the requirement is to be <br /> on'iy 1 foot above HWL which our plat shows. We also are creating a wetland mitigation <br /> pond with a controlled elevation of 905.5 which would give even more separation. <br /> The West side of the site lowest floor elevations are based on the elevation of the <br /> 1x:":'n we'lands on this side of the site and also the new sediment pond. We are <br /> maintaining at least a 2 foot separation here. <br /> Please let us know if we need to change these elevations. We along with HGA are <br /> currently locking at options to possibly ease the South property owners current drainage <br /> problems and will be available to discuss these at a meeting on this site on Tuesday 9 -11- <br /> 98 with the time yet to be determined by Dave Nyberg. <br /> 2. We have chanted the easement shown from 10' to 20' as requested for the trail. We <br /> are not proposing to construct the trail or any appurtenances that may or may not be <br /> needed. <br />
