Mr. Jim March <br /> August 6, 1998 <br /> Page 2 <br /> information about this wetland, or additional calculations should be done to try and <br /> determine the HWL. <br /> • Spot elevations and survey data should be shown along the south plat boundary to confirm <br /> that the drainage will be contained within the plat. <br /> • The wetland on Lots 1 and 2, Block 2 has a listed 100 -year water elevation of 907.9, prior to <br /> mitigation. This is an apparent contradiction with the existing outlet for this area at 905.5. <br /> As the proposed low floor elevation is 908, this is an important issue to address. <br /> • Spot elevations are needed to accurately show the outflow from the proposed pond and <br /> confirm that it does flow north. <br /> • The grades on the north side of the cul -de -sac are steep. A 3:1 minimum is required. This <br /> may require moving the cul -de -sac to the south. <br /> • Along the south line of Lot 1, Block 1, a swale is shown in the trail easement. This will not <br /> be acceptable. The trail easement must be provided above drainage swales. <br /> • The house on Lot 1, Block 1 is shown as a full- basement walk -out with the garage dropped <br /> 3 feet. A split -entry level home would work better here. <br /> • Lots 2, 3, and 4 of Black 1 have only 10 -20 feet between the house and the edge of the <br /> pond. It may be possible to increase the backyard width by moving the road to the east in <br /> front of these homes. The houses on Lots 2 and 3, Block 2, would need to be moved over, <br /> but wetland encroachment should not be an issue given the size of the proposed mitigation <br /> pond. <br /> Mr. Paul Palzer, Centerville Public Works, provided a memo dated August 3, 1998 to the <br /> planning and zoning commission outlining several concerns.
