The shore impact zone, based on normal structure setbacks, shall be included <br /> as open space. At least fifty (50) percent of the shore impact zone area of <br /> existing developments or at least seventy (70) percent of the shore impact <br /> zone area of new developments shall be preserved in its natural or existing <br /> state. <br /> 8. Residential subdivisions exceeding those permitted by the lot area standards of <br /> Section 1102.07 can only be allowed if designed and approved as a residential <br /> planned unit development under Section 110213 of this Ordinance. <br /> Subd. 2. Placement, Design, and Height of Structures. <br /> A. Placement of Structures on Lots. When more than one setback applies to a site, <br /> structures and facilities must be located to meet all setbacks. Where structures exist on the <br /> adjoining lots on both sides of a proposed building site, structure setbacks may be altered <br /> without a variance to conform to the adjoining setbacks from the ordinary high water level, <br /> provided the proposed building site is not located in a shore impact zone_ Structures shall <br /> be located as follows. <br /> I.
