The plan should indicate where silt fence will be <br /> installed. <br /> ■ Along the south side of the property, the swale is outside the drainage easements. <br /> Either increase the drainage easement or relocate the swale. This Swale is flatter <br /> than 1.0 %. This needs to be shown to have a minimum slope of 1.0 %. <br /> ■ The drainage swale along the north property line should be better defined and <br /> should have a minimum slope of 1.0%. <br /> ■ It is unclear how stormwater will drain into the ditch along 21st Avenue and what <br /> type of erosion control will be used. It is also unclear what the intended flow <br /> direction is in the ditch along 21st Avenue. <br /> ■ At the southwest corner of the parking lot, the depression in the curb is shown to <br /> allow the stormwater to drain away from the parking lot. A more defined swale <br /> should be graded to allow the water toflow away from the parking lot quickly. <br /> ■ On the Site Plan, the 50 -foot drainage easement is shown such that 40 feet of the <br /> drainage easement covers this lot. On the Grading Plan, the entire 50 -foot <br /> drainage easement is shown to cover this lot.
