SENIOR HOUSING FINAL GRADING PLAN REVIEW <br /> Dear Mr. March: <br /> We received the revised grading plan for the above- referenced project on November 3. ' 397. A <br /> change that has been made to the plan includes grading a small depression off the nortl,vvest <br /> corner of the building to collect storm water. If this depression is constructed to plan, the <br /> watermain that has already been installed will not have adequate earth cover. We there fore <br /> recommend the installation of insulation below this low area and storm sewer to protect against <br /> freezing. We also recommend minor grading modifications here to provide as much protection <br /> to the watermain as possible. <br /> We received a call from Frana and Sons, Inc., regarding what type of curb and gutter is -aqu?red <br /> for the parking area. 8612 concrete curb and gutter is acceptable at this location. <br /> We offer the following minor comments on the plan: <br /> • The slope is incorrect for the 12" RCP just south of the parking area <br /> • The small berm northwest of the driveway apron should be verified in the field to direa <br /> stormwater over the emergency overflow and not onto the properties along Heritage or west <br /> along the driveway. <br /> • Emergency overflow should also be constructed between the low areas around the south <br /> end of the building. <br /> We will be in attendance at the November 12th City Council meeting.
