As you know, the proposed building is within the setbacks required under the City Ordinance. We understand, however, that the City has Indicated a variance will be granted for the proposed building. We requested from Mr. Hensel a survey showing how the proposed curb and gutter w! I match into the existing topography_ This was completed, according to Mr. Hensel, and the curb and gutter matched the existing topography to within 6 inches. As of the date of this have not reviewed a plan showing these elevations- We determined this check was necessary to Insure that the grading work could be completed entirely on the Odyssey Lures site without encroaching onto private property either north or south of the proposed site. We would like to offer the following additions! comments on the plan,: • Driving lanes are shown to be less than the standard 24' width The plan shows the driving lanes at approximately 20 feet in width. • A steep slope is shown off the front curb toward Main Street. if the ditch war: nam)wed in front of the building, this slope could be improved.
