1 <br /> PLANNING AND ZONING MEETING HELD AUGUST 6, 1996 <br /> IYdllow Glen <br /> Mr. Goertz presented a sketch plan for Willow Glen (this is the area referred to in the past <br /> as Golden Meadows). Willow Glen is proposed to be 84 townhome units, for sale and <br /> priced at $90- 120,000, <br /> It would be a continued South Robin Lane as a public street with private streets to the <br /> units. The association would take care of the private roads. <br /> Drilling questioned the emergency vehicle access -- what it would look like / be <br /> constructed of and whether it would work for the Hensel property. <br /> Mr. Nyberg stated he thought it needs to be plowed in the winter but the Fire Marshal <br /> would have to make that determination. <br /> Mr. March asked if it would be phased to insure that the units would be sold. <br /> Mr. Goertz stated the project is meant for starter homes and would be built eight at a time <br /> (3 phases). The project would be a PUD and if any changes occur it would require a <br /> i public hearing. <br /> Drilling stated the residents concern in the past was for rental and didn't seem to have a <br /> problem if the units would be owned. <br /> Welk questioned the number of units per acre, Mr. Goertz stated approximately 7. <br /> Mr. Nyberg stated that other public entities (police and school) do their own studies for <br /> future growth and needs. <br /> Welk expressed a concern for the number of units for the space. <br /> Vermeulen asked if the property has been considered for Senior Housing? Mr. Goertz <br /> stated he wouldn't have a problem with senior housing but that the land owners have it <br /> priced for high density. The commercial zoned property to the south is a plus for the city <br /> and the industrial is not necessarily bad. It helps being in close proximity to the freeway. <br /> Mr. Goertz stated he wasn't sure on a time frame, would like to get going on the plans to <br /> build in the spring. <br /> Drilling stated it look good and suggested the Mr. Goertz take it to the City Council. <br />
