<br />Lakeland Hills <br />Development Agreement <br /> <br />DEVELOPER'S COPY <br />FINAL January 5, 1998 <br /> <br />3) Reimburse the City for street name signs and stop signs that will <br />installed by the City. <br /> <br />4) Establish lot comer monumentation within 60 days of grading <br />completion or by November 1, 1998, after filing the fInal plat, <br />whichever is sooner. <br /> <br />5) Provide such street maintenance and control of builder's actions to <br />maint~in roadways clear of mud, soil, and debris to provide safe driving <br />surfaces. The Developer shall provide street sweeping within 24 hours <br />of the City's request for such services. <br /> <br />6) Provide for landscaping in accordance with City ordinances and other <br />requirements <br /> <br />The Developer shall accomplish or cause to be accomplished these actions <br />according to generally accepted trade standards. The Developer will cause to <br />be furnished to the City a schedule of proposed operations at least fIve days <br />prior to commencement of his construction activities. <br /> <br />Construction vehicles for site grading, streets, and utilities will utilize the <br />existing blacktop surface on Main Street to access the site. At no time shall <br />vehicles associated with the plat development be allowed to access the site <br />from Centerville Road, either north or south of the development. <br /> <br />b. Site Grading. Street Construction and Building Permits. No certifIcate of <br />occupancy shall be issued without installation of bituminous base course <br />across the front lot line of that property. No building permit shall be issued <br />for any lot without the fInished grading in accordance with the approved <br />grading plan. <br /> <br />Only two building permits will be issued until the rough grading for the site <br />has been completed and approved by the City Engineer. Furthermore, only <br />two building permits will be issued prior to installation of the bituminous base <br />course, and these permits shall be at the discretion of the City, to allow for <br />emergency vehicle access. <br /> <br />c. Erosion Control. The Developer shall control erosion insuring: <br /> <br />1) All development shall conform to the naturaIlimitations presented by the <br />topography and soil of the subdivision in order to create the best <br />potential for preventing soil erosion.
