<br />Developer Retainage (150%) <br /> <br />$ <br /> <br />Additional Private Improvements as outline in attachment Exlubit C. (Bonestroo, Rosene, <br />Anderlik & Associates letter date October 14, 2003. <br /> <br />The above referenced Private Improvements shall be completed by October 1, 2004. <br /> <br />2. Also included as items associated with the Private Improvements, the Developer <br />shall undertake or arrange to accomplish the following: <br /> <br />a. Site Develol>ment Issues <br /> <br />i. Coordinate with the utility companies to <br />provide for gas main, telephone lines, cable . <br />lines, and power lines to service the <br />properties developed on the :final plat <br />according to the City's joint trench policy. <br /> <br />ii. Provide seeding and vegetation maintenance <br />and erosion control over denuded or graded <br />areas and mitigation area, at the City's <br />direction. <br /> <br />iii. Establish a center monument (within the <br />center driveway( s) entering the commercial <br />site) within 60 days of grading completion or <br />- within 180 days after filing the :final plat, <br />whichever is sooner. This monument will be <br />maintained by the association of the <br />developer's choice/Town Office Park <br />Association and not the City of Centerville. <br /> <br />lV. Provide such street maintenance and control <br />of builder's actions to maintain roadways <br />clear of mud, soil, and debris to provide safe <br />driving surfaces. The Developer shall <br />provide street sweeping within 24 hours of <br />the City's request for such services. <br /> <br />The Developer shall accomplish or cause to be accomplished <br />these actions according to generally accepted trade standards. <br />To the extent possible, the construction vehicles for site <br />grading, streets, and utilities shall access the site from 20th <br />Avenue. <br /> <br />b. Site Gradinp'. Street Construction and Building Permits. No <br />certificate of occupancy shall be issued without installation of <br />bituminous parking lot <br /> <br />c. Erosion Control. The Developer shall control erosion <br />insuring: <br /> <br />1. The Developer shall submit an erosion <br />control plan, detailing all erosion control <br />
