<br />02-17-06 <br /> <br />(2) Grade and install bituminous trails according to the approved Plan Band <br />Plan C. <br /> <br />b. Mailboxes. Developer shall provide and install mailboxes to serve all lots in the <br /> <br />Plat. Developer shall provide a plan showing locations and installation details. Mailboxes shall <br /> <br />match those installed in Pheasant Marsh 1 st and 2nd Additions. <br /> <br />c. Stormwater Fees. The Plat is subject to stormwater fees. The fees are based upon <br /> <br />the gross area of the Plat and are calculated as follows: <br /> <br />Gross Area of Plat: <br />Storm water fee <br />TOTAL <br /> <br />13.51 acres (588,364 sq. ft.) <br />x $0.05739 per sq. ft. <br />$ 33,766 <br /> <br />All fees must be paid in full in cash upon execution of this Agreement. Developer's <br /> <br />failure to timely pay fees shall constitute a default, and be grounds for denial of building permits. <br /> <br />d. Record Construction Drawings. Before the City returns the security, the <br /> <br />Developer shall prepare record construction drawings in electronic format (two copies). At <br /> <br />execution of the agreement, developer shall pay a cash fee to the City for City base map <br /> <br />upgrading. This fee is $36.50 per lot for a total charge of$ 1,022.00 (28 lots x $36.50 = <br /> <br />$1,022.00). <br /> <br />e. Electronic Format. The Developer shall submit the final Plat in electronic format. <br /> <br />The electronic format shall be either AutoCAD, .DWG file or a .DXF file using Anoka County <br /> <br />coordinates. The Developer shall also submit one complete set of reproducible construction <br /> <br />plans on mylar and two sets of as-constructed prints.. <br /> <br />f. City Engineer's Recommendations. The Developer shall implement all <br /> <br />recommendations listed in the engineering reports prepared by Bonestroo Rosene Anderlik & <br /> <br />Assoc. for the Development of the Land, as well as the soils investigation report <br /> <br />dated <br /> <br />, prepared by <br /> <br />Q:\Agreements\Pheasant Marsh 3\Pheasant Marsh 3rd Addition V14.doc <br /> <br />Page 11 <br /> <br />~ <br /> <br />~- <br />
