The applicant will be required to satisfy all building permit and City code
requirements for the construction of the proposed structure.
2. Property owner will submit an application for a Planned Unit Development as
required by the zoning district.
3. The building will have a false facade that gives the impression of height and bulk
in order to meet the requirements of the downtown Master Plan.
4. This variance shall expire if the approved plan is not implemented and the
building constructed within eighteen months of the date of the approval by the
City Council.
5. The variance is granted specifically to the applicant. A building permit
implementing the variance will only be issued to Mr. Steffel who will construct
the building in accordance with the conditions of the variance and the Planned
Unit Development.
July 3, 2012
Planning and Zoning Commission
Dallas Larson, Administrator
