identified conditions that will mitigate any adverse impact that granting the variance <br /> would have on adjoining properties and such are included in the recommendation. <br /> RECOMMENDATION. <br /> The Planning Commission finding that the standards for granting a variance have been <br /> met, recommends that the variance be granted to allow a building height of 22 feet, <br /> subject to the following: <br /> 1. The applicant will be required to satisfy all building permit and City code <br /> requirements for the construction of the proposed structure. <br /> 2. Property owner will submit an application for a Planned Unit Development as <br /> required by the zoning district. <br /> 3. The building will have a false facade that gives the impression of height and bulk <br /> in order to meet the requirements of the downtown Master Plan. <br /> 4. This variance shall expire if the approved plan is not implemented and the <br /> building constructed within eighteen months of the date of the approval by the <br /> City Council. <br /> 5. The variance is granted specifically to the applicant.
