<br /> <br />CITY OF CENTERVILLE <br />PLANNING AND ZONING COMMISSION <br /> <br />Pursuant to due call and notice thereof, the Planning and Zoning Commission held its regular <br />meeting on July 3, 2012, at 6:30 p.m. <br /> <br />PRESENT: <br /> Commissioner Thomas Wood <br />Commissioner Russ Koski <br />Commissioner Olaf Lee <br />Commissioner Matthew Montain <br /> Commissioner Eric Larson <br /> <br />ABSENT: <br /> Commissioner James Flint <br />Chairperson Darrin Mosher <br /> <br />STAFF: <br /> Administrator Dallas Larson <br /> <br />OTHERS PRESENT: <br /> Council Member D Love <br /> <br /> <br /> <br />I. CALL TO ORDER. <br />The meeting was called to order by Commissioner Wood at 6:40 <br />p.m.. <br /> <br /> <br />1.Roll Call <br /> <br />II. PUBLIC HEARING -- Request for Variance-1709 Main Street-Paul Steffel <br /> <br />Mr. Steffel reviewed his proposal to construct a building in the Downtown M-1 zoning <br />district at a height lower than the minimum called for in the Downtown Master Plan. <br />Builder Dale Dockendorf presented the building plans which indicated a height of twenty- <br />two feet. Mr. Steffel indicated that he has sufficient property to meet the minimum <br />parking requirements of the code, but if he built a two story building his parking needs <br />would be double, leaving him short of the required parking spaces. He also noted that <br />Anoka County had condemned his property and take a significant portion. <br /> <br />Administrator Larson pointed out that the development would be done as a Planned Unit <br />Development, so all of the details of the construction and site issues could be resolved <br />there. The primary issue at this time is whether or not the city is open to buildings that are <br />not at least two stories. <br /> <br />No one else was present to speak with regard to the proposed variance. <br /> <br />Motion by Commissioner Wood, seconded by Commissioner Montain to close the <br />public hearing at 7:10 p.m. All voted in favor. Motion carried unanimously. <br /> <br />Administrator Larson presented draft findings in favor of approving the variance. The <br />Commission reviewed the draft findings and recommendation to City Council. <br /> <br />Page 1 of 2 <br /> <br />
