Hunter's Crossing, Second Addition is <br />proposed to be comprised of the two sections of land lying directly south of the existing <br />Hunter's Crossing, First Addition residential development. But before this rezoning <br />public hearing can happen, a public hearing needs to be held to approve the advancing of <br />the City's MUSA, as per Minnesota Statute. An amendment request has also been <br />submitted to the Metropolitan Council by the property owner. <br /> <br />~ <br /> <br />Mr. Carlson has stated before at the Planning and Zoning Commission and the City O/~. . I~ J( <br />Council that he is interested in doing this development in a phased manner and as such, ~~ r.. <br />he needs to combine the two parcels in order to accommodate the construction of the first f\(\J} <br />phase of the proposed second addition. Mr. Carlson would like to grade phase two of the ~ I ~ <br />second addition of Hunter's Crossing so that he can begin construction of the storm water ~ <br />ponds and the installation of the pipes. He proposes to also seed the second phase this ~ <br />year so that the graded area has time to settle and stabilize before construction would '. 0 l.-- I A~.# \~ <br />begin in this area in approximately two years. .~ rY"' r..1JY, ~o <br />. . ~\T llY <br />Combining the parcels now, also gives him clear title and alleviates any potential issues U\poX <br />with setbacks that may arise during the construction of the first phase of this addition that ~ <br />may encroach into the-adjoining parcel. <br /> <br />O~ <br />Lastly, Mr. Carlson is also seeking a preliminary plat for his proposed development \0 f;, vJ <br />showing residential lots on Phase I and Phase IT as an outlot. r . <br /> <br />Mr. C:arlson has su~mi~ed the app~~riate applications :md paid the req~ed fees fo~ th~. ..,~ ~ <br />rezomng, lot combmation and preliminary plat. The CIty Clerk has publIshed a no1:J.ce V~. <br />for these public hearings and sent letters to those property owners affected by these - ~ <br />proposed requests as required by the Minnesota statutes. <br />
