Plamrlng & Zoning Commission
Meeting Minutes
February 7, 2006
can be built back there because there is only a pond between them and the housing. He
further indicated that they had proposed to put a berm in with pine trees.

Chair Hanson indicated that he thinks a 4O-foot berm is asking for too much.

Commissioner Wood indicated that he is fine with this as long as the Ordinance requirements
are met and a berm is buih.

City Administrator Larson indicated that Mr. Olson's building would be a legal non-
conforming setback and that should not cause an issue with financing for the building. He
then said that any future expansion may be an issue if it would be in the non-conforming
setback.

City Administrator Larson indicated that the property owner would be better off should the
City rezone the property to 1-1.

Mr. Olson indicated that he would prefer to be 1-1.

Mr. Olson indicated that drive in doors will be an issue because he would lose so much
ground and not being able to expand his building in that direction.

The Commission pointed out that the residential property in Lino Lakes means that changing
the property to 1-1 requires a 60-foot setback.

Council Liaison Terway asked if the buffer changes if this is rezoned.

City Administrator Larson indicated that acknowledging the residential in Lino Lakes there is
a 6O-foot setback.

Mr. Olson indicated that if it has to be he can live with it but it is not his preference.

City Administrator Larson indicated that there is already vegetation along the property line
that may be sufficient with a commitment not to remove it.

Mr. Olson indicated that the other property owner would need to remove the shed and other
messy stuff and then he will review the Watershed District recommendation for greenway.
He then said that he will do trees for sure but is not sure if the berm would work due to
drainage and he would like a screened fence for his own benefit.

The Commission asked Mr. Olson to leave the big trees wherever possible.

Motion bv Commissioner Lore. seconded bv Commissioner Ran7..1.. to dose the DubUc
hearintr.
