<br />FLOODPLAIN or FLOOD-PRONE AREA. Any land area susceptible to being <br />inundated by water from any source. <br /> <br />FLOODWAY. The channel ofa river or other watercourse and the adjacent land areas <br />that must be reserved in order to discharge the 100-year flood without cumulatively increasing <br />the water surface elevation more than 1 foot at any point. <br /> <br />FLOODWAY FRINGE. All that land in a floodplain not lying within a delineated <br />floodway. Land within a FLOODWAY FRINGE is subject to inundation by relatively low <br />velocity flows and shallow water depths. <br /> <br />FLOOR AREA. The sum of the gross horizontal areas of the several floors of abuilding <br />or dwelling unit, measured from the exterior walls or from the centerline of party walls <br />separating buildings, excluding basements. <br /> <br />FLOOR AREA RATIO. The total floor area on a zoning lot divided by the total site area <br />of the lot or parcel being developed. <br /> <br />FREESTANDING SIGN. Any sign supported by structures or supports that are <br />permanently anchored in the ground and that are independent from any building or structure. <br /> <br />FRONT or FRONTAGE. That side of a lot abutting on a street or way and ordinarily <br />regarded as the front of the lot, but it shall not be considered as the ordinary sideline of a corner <br />lot. <br /> <br />GARAGE, PRIVATE. Any accessory building or an accessory portion of a principal <br />building designed or used solely for the storage of motor vehicles, boats and other personal <br />belongings which are owned or used by the occupants of the building to which it is accessory <br /> <br />GLARE. A sensation of brightness within the visual field that causes annoyance, <br />discomfort or loss in visual performance and visibility. <br /> <br />GRADE. The lowest point of elevation of the finished surface of the ground, paving or <br />sidewalk within the area between the building and the property line, or when the property line is <br />more than 5 feet from the building, between the building and a line 5 feet from the building. <br /> <br />HEIGHT OF BUILDING. The vertical distance from the average elevation of the <br />finished grade at the front of the building to the highest point of the roof for flat roofs; to the <br />deck line of mansard roofs; and to the mean height between eaves and ridge for gable, hip and <br />gambrel roofs. <br /> <br />HOME OCCUPATION. An occupation, profession, activity or use that is clearly a <br />customary, incidental and secondary use of a residential dwelling unit and which does not alter <br />the exterior of the property or affect the residential character of the neighborhood. <br />
