<br />(B) The Planning and Zoning Commission shall not recommend approval of a <br />site plan without certifying the following: <br /> <br />(1) The building or structure is compatible in appearance, age and <br />character with existing buildings and structures in the area; <br /> <br />(2) The building or structure meets all code requirements for new <br />buildings or structures; <br /> <br />(3) The building or structure is compatible with any other buildings or <br />structures existing on the same property; and <br /> <br />(4) The building or structure meets all other requirements of this <br />chapter and any other city ordinances. <br /> <br />~ 154.131 SINGLE-FAMILY DWELLING REQUIREMENTS. <br /> <br />All single-family detached dwellings shall be constructed according to the <br />following minimum standards: <br /> <br />(A) All dwellings shall have a minimum width of24 feet at the narrowest <br />point, with the exception of the M-l District and R-M District; <br /> <br />(B) Metal siding, with exposed panels exceeding 12 inches in width, shall not <br />be permitted; <br /> <br />(C) All newly constructed single-family detached dwellings shall have <br />attached garages. Garages may not be converted to habitable space without replacing the <br />required garage; <br /> <br />(D) Single-family dwellings other than approved earth sheltered homes shall <br />have at least a 3/12 roof pitch and shall be covered with an approved roofing material; <br />and <br /> <br />(E) All single-family dwellings shall have roof overhangs which extend a <br />minimum of 1 foot from all the walls of the structure. <br />Cross-reference: <br />See parking requirements of this chapter <br /> <br />~ 154.132 ACCESSORY STRUCTURES AND USES. <br /> <br />(A) No more than two accessory structures are permitted on any single-family, <br />detached dwelling parcel located in any district except R-l. Combined aggregate square <br />footage for accessory structures may not exceed 200 square feet or 2% of the lot area, <br />whichever is greater, except in the M-l and R-4 Districts.
