Planning & Zoning Commission <br />Meeting Minutes <br />February 7, 2006 <br />City Administrator Larson indicated that any road authority will tell you to line it up <br />when possible to make for a safer roadway. He then said that there may be room for <br />compromise to move it away and then bring it back in to match the roadway across the <br />street. <br /> <br />Commissioner Hanzal asked if the Highlands would be comfortable with the south <br />proposal provided. <br /> <br />Mr. Highland indicated he would like to see a specific plan before anyone approved that. <br />He then said that the drainage should have been fixed with the road. He further said that <br />the drainage pond has been constructed so it would still need to be fairly close to the <br />property line. <br /> <br />Commissioner Love asked whether the road construction has begun. <br /> <br />Mr. Wilharber indicated that the clay was removed and the sand base added up to the <br />south corner then filled in to the end with sand to ensure there was not a deep hole at this <br />time. <br /> <br />Chair Hanson indicated no decision can be made at this meeting. He then asked the <br />Commissioners to go out to the property and look at what is being proposed. <br /> <br />Council Liaison Terway asked that the Church look at the compromised change and <br />provide a drawing for consideration. <br /> <br />Commissioner Love indicated that he would like to have a drawing that fits the <br />Ordinance. <br /> <br />Mr. Wilharber indicated that they would need approval from Rice Creek for any change. <br /> <br />Motion by Chair Hanson, seconded by Commissioner Hanzal, to recess the public <br />hearing to March 7, 2006. All in favor. Motion carried unanimously. <br /> <br />Chair Hanson continued the public hearing to next month. <br /> <br />th <br /> <br />2.Rezone & Comprehensive Plan Amendments – 6805 & 6845 – 20 Avenue South <br />from B-1 to I-1 <br /> <br />Chair Hanson opened the public hearing. <br /> <br />th <br />City Administrator Larson suggested leaving the B-1 and rezone the frontage on 20 Avenue <br />for industrial to provide a buffer to the residential area. <br /> <br />th <br />Ray Olson of 6805 20 Avenue addressed the Commission and said he would like to see the <br />property stay industrial rather than splitting the property’s zoning.
