Findings and Decision Related to Code Amendment <br /> The Planning & Zoning Commission met on August 13, 2013, to consider proposed <br /> changes to the city code that would allow special privacy screening around pools, hot <br /> tubs, patios and the like. <br /> Findings: <br /> 1) City Code Chapter 156 contains fence regulations that currently limit fences and <br /> screening in residential areas to a maximum height of six feet. <br /> 2) In some cases, a six foot screen may not be adequate to secure privacy of a pool, hot - <br /> tub or patio. <br /> 3) Tall fencing in residential areas can look unsightly and have a negative impact on <br /> neighboring properties. <br /> 4) The Planning and Zoning Commission has studied the matter and believes that a <br /> limited amount of screening at up to seven and one -half feet can be allowed without <br /> adverse impact on adjoining properties. <br /> 5) The City staff has drafted proposed changes to City Code Chapter 156, 156.111 <br /> which permit special privacy screening up to seven and one -half feet, subject to <br /> limitations. <br /> 6) The Planning & Zoning Commission held a public hearing on this date to consider the <br /> proposed changes to Chapter 156, and the Commission considered public comments <br /> regarding the proposed changes. <br /> RECOMMENDATION: <br /> The Planning and Zoning Commission determines that the proposed amendments to <br /> Chapter 156 implementing the authority to permit special privacy screening up to seven <br /> and one -half feet, should be adopted. <br /> The Commission recommends that the council approve findings and recommendations of <br /> the Commission and that the attached ordinance be adopted. <br /> Approved by the Planning & Zoning Commission of the City of Centerville on August <br /> 13, 2013. <br /> 24 <br />
