Changes made to this 2013 assessment from the 2012 assessment were as follows: <br /> All residential buildings were adjusted Countywide based on size/quality. <br /> Adjustments to land were: <br /> Zone 3 (northside average) no change <br /> Zone 4 (acreage sites)—+5% <br /> Zone 5 (lakeshore) no changes <br /> Zone 6 (southside avg) +5% <br /> Zone 7 (above avg) +5% <br /> Zone 8 (average townhomes) +10% also removal of obsolescence <br /> Zone 9 (above avg townhomes) +10% also removal of obsolescence <br /> With respect to commercial/industrial parcels,there were no changes made to the land or <br /> building schedules. <br /> In summary, we saw the overall estimated market value of the City increase by 12.8% for <br /> this 2014 assessment is a considerable improvement from the 2.8%increase we observed <br /> for last year. Preliminary indications are, that we have seen the worst of the fall in real <br /> estate values here in Centerville. This turnaround in market values in the City is due to a <br /> continued reduction in the number of bank owned properties for sale, as well as the <br /> continued rebound of the real estate market metro wide for this past year. <br /> Conclusion <br /> As your City Assessor, it is my priority to represent your community with utmost dignity <br /> and respect, and to make every property owner feel as though they are being heard. It is <br /> my hope that through explanation, and discussion, there can be a better understanding. <br /> If there are any questions from members of the City Council or City Staff, or City <br /> Residents,please do not hesitate to call me. I am available to City residents always <br /> during normal business hours and by appointment on evenings and weekends. <br /> In closing, I would like to take this opportunity to thank the City of Centerville for <br /> allowing me the privilege of serving as your City Assessor.
